Insure Loans $250,000 to $5,000,000: Webinar; Fact or Lie?

After 35 years in small business and helping to fund many, its become more and more challenging. In 2013 there were over 275,000 small business loan requests made to the US banking industry. However, 97% were rejected. This puts the funding burden onto friends and family now reaching 80% for all small business funding. This is a shame to place the drain on families and friends, when our institutions should be doing more. The growth in the sector is hard without proper capital sources.

History shows us that more jobs are created in small business development than any other sector. Microsoft was a small start up once before becoming a large company! If our country is to build new jobs in the face of automation we need to move more capital into various small business sectors. Last year over 175,000 new businesses tried to start and most went looking for funding sources. Approximately 7,000 found help from Venture Capital firms, once again leaving the balance of funding for these companies looking for other sources.

In developing a solution for this problem, I have spent over 10 years looking at business starts and failures in the US in hopes of producing a new financial service product for both Investors and business managers alike that will solve much of this disproportionate disbursement of capital which will change this problem into a “new standard” funding method. If we can lower the risk, a solution to attracting capital, then I for one hope to help bring change to this sector by 2015.

THE TRUTH OR THE LIE?

Fact-To do a real PIO buy/sell trade is when a client signs a direct bank contract on bank letterhead or bank verifiable contract with the program bank.

Fact-When signing a contract with a platform, you are not doing a trade. You are doing a contract with a corporation on their letterhead because you are not in a trade, You are in a contract and your name and information is not with the bank, but with who ever you signed this so called contract.

FACT- Sorry, but 99% of these people who claim to be able to do PPP, are not able to perform and their due diligence is not with the program bank, which means, it is useless, as you are not in a bank trade.

FACT- 99% of the people who say they can do a PPP with the banks in Europe, have never spoken to a real trader and are only speaking to a supposable Platform of brokers that say they are traders, as the internet is full of these types of non performers.

FACT- Only certain Western European Banks have been appointed as buy/sell Program Banks.

FACT- There are not many traders with the bank clearance level to do these programs direct from the bank and if you are not working with one of these traders, then it will explain why your trade with your platform did not get done.

FACT-U.S Traders do not know or understand how High Yield European PPP trades are done, as they do not have the clearance with these program banks, though the traders, might have dealings with European banks. It is not the same thing as doing a Closed market PPP in Europe.

FACT-Private placement programs with the banks in Western Europe are ZERO RISK and are 100% guaranteed, as the clients contract is with the program bank and not some platforms contract, which the Program Bank has nothing to do with.

Hidden Traps to Success 
The naive believes everything: but a wise man looks well to a matter. – Proverbs 14:15 
Solomon reveals that a similar kind of trap in your personal or professional life can have
an equally devastating effect. What is the name of that hidden trap? Naiveté. And it can
ambush anyone, regardless of their intelligence, education, financial success, or personal
achievements.
Naiveté and IQ 
Naiveté has less to do with intelligence and more to do with the way a person approaches
individual situations and life in general. A naive person tends to oversimplify a situation
and thereby fails to see critical factors that may significantly affect an outcome.
Solomon describes a person as naive when he or she doesn’t “look well into a matter”
before choosing a course of action.
Oversimplification – In Proverbs 1:22, Solomon chides, “How long, O naive ones, will
you love simplicity?” Important decisions are never simple. Dig deeper.
Presumption In Proverbs 27:1, Solomon warns, “Do not boast about tomorrow for you
do not know what a day may bring forth.”
Misplaced Trust – We often put more trust than we should in people whom we don’t
know well. More often than not, people are less capable, less experienced, less competent,
and less honest than they seem to be. People always put their best foot forward, and we
usually make judgments of them in a matter of minutes or seconds.
Superficial Appearances – Our response to a person or a situation is often based entirely
upon appearances. A person may be charismatic or extremely personable, or a business
opportunity may appear extraordinary at first glance. But appearances almost never tell
enough of the story to base any important decision upon.
Laziness – Our natural inclination is to do as little as possible to get what we want. The
same is true in the decision-making process. “Looking well into a matter” requires a lot
more effort and creativity than simply accepting a statement or person at face value.
Haste – When we are in a hurry to make a decision, we will usually make it without
taking enough time to look into the matter thoroughly. In Proverbs 21:5, Solomon warns,
“But everyone who is hasty comes surely to poverty.”
Narrow Vision – More often than not, our vision is far too limited to make the best
decision based only on our own knowledge and experience. Solomon cautions in
Proverbs 15:22, “Without counsel plans are frustrated, but with many counselors they
succeed.”
Integrity – Honest people never think of lying, stealing, or defrauding someone of their
life savings. Such thoughts are so foreign to their character they can’t imagine anyone
else doing such things to them.
Greed – Wrong motives for making a decision can lead you to detrimental circumstances.
Arrogance – Arrogant people often think they’re smarter than everyone else. They don’t
feel they need to seek outside counsel or perform due diligence—they already know what
they need to know. Solomon said, “Pride goes before destruction, and an arrogant spirit
before a fall.” (Proverbs 16:18)
Wrong Priorities – Sometimes a person chooses not to look in depth into a matter before
making an important decision, because they don’t think due diligence is that important.
The Solution 
Diligence is like a giant floodlight: turn it on, and naiveté’s darkness disappears.
Look well into a matter before making any important decision. If a person is truly honest,
they will respect your thoroughness and welcome any due-diligence efforts you
undertake.
Don’t Be Naive When It Comes to Making Wrong Choices 
In Proverbs 22:3, Solomon warns us, “The prudent sees the evil and hides himself, But
the naive go on, and are punished for it.”
Most people rarely find themselves in unethical or illegal situations by surprise. Usually,
they see a red or yellow flag or two first. At that point, they have a choice. Solomon tells
us that a wise man will turn away. Those who are naive, however, see the red flag, feel a
twinge in their conscience, and then choose to keep moving in the same direction.
“There Is a Way That Seems Right . . .” 
In Proverbs 14:12, he says, “There is a way that seems right to a man, but in the end it
leads to death.” Diligently looking into a matter will ensure that doesn’t happen.
How to Make Wise Choices 
 
Choose to Look Well into Matters. 
Seek Outside Counsel – Over and over again in Proverbs, Solomon cautions us to seek
outside counsel. His advice is clear, his wisdom undeniable. Follow it.
Choose Your Friends and Associates Wisely – In Proverbs 13:20, Solomon writes, “He
that walks with wise men shall become wise. But a companion of fools shall be
destroyed.”
But you should be careful about whom you partner with or attach yourself to in any
significant way. Look at a person’s wisdom and integrity. Be sensitive to any red flags
that would warn you of dishonesty. Look at what their priorities are and how they order
their lives. How do they treat their parents, spouse, siblings, or children? What do they
value most? Don’t let yourself become the companion of fools.

When I started in the insurance business in 1977 the cost of a first class postage stamp was 13 cents. By the time I sold the agency in 1999 the cost of a first class postage stamp was 33 cents. In 22 years prices rose 254%. 

Today, August 30, 2011, the cost of a first class stamp is 44 cents. Prices have risen 133% since June 25, 1999 when I sold the agency. That’s 338% higher than when I began the agency May 26, 1977 – 34 years.

I used to keep two stamps in a plastic holder. The stamp on the left was a 1977 stamp to represent when I started in insurance and on the right the current cost of postage. I didn’t have to say anything. My clients “got it.” They understood how prices increase over time.

Today we are living longer. With 50% of the population living longer than 85 today the average couple will easily live to see prices double after retirement. Furthermore, it’s a pretty good bet that some will see prices triple. 

The risk isn’t loss of principal in investments: it’s loss of purchasing power. 

Instread of investing in debt (bond funds) and stocks (average 8.4% a year according to Standard & Poors) you need to place money in our gold buy-sell program. 

This program has been successfully paying our clients 10% or more a month for years. 

Our sweet spot is $300,000 to $1,000,000. We have opened accounts with as little as $50,000 to start. We have opened accounts at $5,000,000 or more.

When you place $50,000 you earn $5,000 a month.

When you place $100,000 you earn $10,000 a month.

When you place $200,000 you earn $20,000 a month.

When you place $300,000 you earn $30,000 a month.

SUMMARY OF TERMS

 

$1 million USD minimum investment

 

Thank you for considering us for your investment and project finance needs. Our knowledge, experience, and relationships in private equity and the capital markets give us a competitive advantage in structuring innovative financing solutions for our clients.

More specifically, we have coupled our firm’s expertise in structured finance with the financing capacity of key banking partners to create our LEAP investment: an equity funding product that mitigates credit risk to our investors and funding partners, while providing clients with the much needed capital for their projects and in some cases, investment purposes.

 

Please see the terms and conditions as well as the procedures that are integral to our LEAP investment program structure and execution. Please note that this is NOT a credit based loan product as thisnonrecourse loan program relies on the collateral that we provide as security for the loan.

We are ready, willing, and able to provide sufficient security collateral and monetize it accordingly such thatwe are able to generate ten times (10X) the funding against a client’s required upfront Collateralization Fee.

9. Banking Fees: Underwriting & origination fees are paid at Closing, but are incorporated into the deal structure and do not impact Client’s Funding Amount.

10. Closing Date: Within TEN (10) banking days after receipt of the Collateralization Fee.

11. Deal Structure: Upon Closing, the Borrower’s bank account will be funded with TEN times (10X) the Collateralization Fee via Fed Wire by our affiliated lending institution. In short, the LEAP Investment is made possible due to the Structuring Agent arranging security Collateral that may be leveraged, pledged, and monetized in a fashion to mitigate credit risk to the lending institution, thereby making the Borrower’s monies a nonrecourse loan or pure equity investment.

12. Collateral: Bank Guarantee, Stand-by Letter of Credit, or Medium Term Note issued by a top 25, AA-rated (or better) banking institution

13. Structuring Agent:  To be addressed after paperwork: Referring Agent: WAS/JPT-CFSI

14. Deal Bank: A Bank in Canada

 

15. The Process:

 a. Borrower submits a client information sheet, color scanned passport copy, and bank statement indicating availability of Collateralization Fee.

b. Structuring Agent provides the draft of Collateral Management Agreement and the Attorney’s Letter of Undertaking to the Borrower. The Attorney’s Letter of Undertaking effectively states that the Attorney represents and acknowledges that the monies will be received in the Trust account for the sole purpose of collateralizing the Investment in furtherance of establishing the TEN times (10X) non-recourse loan.

c. The Borrower executes the Agreement before a public Notary and acknowledges receipt of the Attorney’s Letter of Undertaking.

d. The Borrower wires the 10% Collateralization Fee to the Attorney’s Trust Account at the Royal Bank of Canada

e. The Structuring Agent acknowledges the receipt of the Collateralization Fee and secures the Collateral on the Borrower’s behalf. The Collateral is lodged onto Depository Trust & Clearing Corporation (DTCC) on behalf of the transaction within 48 hours and in furtherance of supporting the underwriting of the Investment.

f. The Structuring Agent prepares and delivers the non-recourse loan documents to the Borrower within 72 hours of the Collateral being lodged onto DTCC

g. Borrower reviews, signs, notarize, and returns loan document to the Structuring Agent within a commercially reasonable period of time.

h. Upon receipt of the executed loan documents, the Investment is processed. The Borrower receives a formal invitation / notification within 72 hours of the readiness to close the loan.

i. Non-recourse loan is funded and wired to the Borrower and all associated fees and expenses are paid.

 

If the terms and conditions provided above are acceptable, please have this Agreement signed and returned with the requested client information sheet, passport copy, and bank statement to the Structuring Agent. Once we receive the requested materials, we will use diligent efforts to close this funding within the time commitment mentioned herein. Once again, we appreciate your consideration and we trust that you will find our structured equity investment a compelling, prudent product amidst a sea of turbulent private equity and debt capital markets.

 

I and my clients have been approved at the 1 million USD entries level usually it is a $2 million USD.

10X in approximately 10 days, so $1M begets $10M return.

 

2. The client can return but we highly suggest that they return with solid projects that we can fund and participate in on a JV basis.  Clients with $1-2M — we can potentially opt to waive the project requirement as we can demonstrate our subsequent investments and projects to satisfy this component.

In the past three weeks we heard from Richard the CEO of the Gold Buy Sell program which is based here in the USA. The following is a basic explanation of the leveraging program.

 

Please see accompanying attachment spread sheet that shows different investment levels and corresponding return on investment numbers. The corresponding attachment is a basis example of what can be expected, however, program changes occur from time to time and only the actual contract with the Client should be relied upon. Example: For the Client who desires a 250M Leveraging Bank Instrument he will need to escrow minimum of 1.4M. Similarly the Client who wants to leverage with a 500M Instrument will have to escrow a minimum of 2.8M.

 

The Client must submit full compliance documentation. The approximate compliance check is 3 to 5 days. The Client must submit a Client Information Sheet (CIS), Passport, Proof of Funds (POF) plus other documents that will be supplied to Client. After approval of the Client, the Client deposits the funds into the bank escrow account in the Client’s OWN NAME. Within 72 to 96 hours the contract is forwarded to the client for signature. Once the Contract is signed and the funds are escrowed, it takes several days (4 to 6 banking days) for the client to receive notice the Leveraging Bank Instrument is in place. The Leveraged Bank Instrument is entered into a Private Placement Program at the time from issuance of the monetizing of the instrument takes place with the total time for completing entry will be at the outset 20 banking days. The Contract will spell out the terms and conditions of the Trade Program. The Loan to Value (LTV) on the issued leveraging bank Instrument is historically 30%. Historical returns will be quoted in the Contract issued which are generous and based upon the LTV of the Leveraged Bank Instrument Amount monetized and that goes into Trade. This simply means of a 250M Leveraged Bank Instrument the LTV will be 75M. With the 500M Leveraged Bank Instrument it will be 150K. The Contract issued will indicate the returns anticipated upon entering the LTV’s into a Private Placement Program. There is a minimum entry of $1M and $20M for Clients that wish to work with the above Program. ASA charges a success fee for facilitating the introduction to the program. Fees are available for Intermediary referrals.

 

The escrow and trade takes place in a Canadian Bank in Toronto, Canada. All proceeds to the Client, Intermediary, and ASA will be paid from the Canadian Bank.

I thought that this may be of interest and value and I am sharing this for educational purposes only.

In the old days of balance sheet lending you completed a loan application, submitted an appraisal or detailed use of funds, biographies, personal and business financial statements, three to six months of banks statements (all pages), a five-year pro-forma, a written exit strategy, and then waited oftentimes for 90 to 180 days or more and then had the privilege of putting 20%, 25%, 30%, 35% or more down and then lived with the rates, fees, conditions, terms, and restrictions that the lender imposed.

Today you have options.

We have one program available that allows you to self-fund or self-liquidate debt in as little as one year provided that you qualify.

Validation of funds.  This is similar to showing and verifying assets for a business or commercial venture in order to qualify for a loan.  Borrowers submit their financial statements showing their ability to service the loan….similar process

It should not be that hard to send this as if anyone has ever wrote a check, by the time that check reaches its final destination it has gone through about six to 12 stops before it reaches its final destination.  That check has all the important banking coordinates and account information on it. If someone has illegal intentions they could use this check.  There is nothing anyone can do with a Sanitized Bank Statement or Tear Sheet.  We are not asking for account information i.e. Sanitized   (White-out or Black-out account numbers)

All we need is a bank statement not more than three business days old, a drivers license if your are a U.S.A. Citizen and a passport if you are not. Speed Translates Into Results

Each of you should place money in the monthly program to “crack your nut” personally and “cover the burn” for your business. Trust me, you’ll sleep much better at night.

Remember $50,000 earns $7,500 a month: $100,000 earns $15,000 a month; $200,000 earns $30,000 a month, $500,000 earns $100,000 a month.

FAQ’s

Q.  Who is Cash Flow Specialists, Inc and how do I know that you are for real?

A.  Even though we have been around for a couple of years now I would be greatly surprised ifyou had heard of us.  There are several reasons for this.  First off, due to the nature of our program and where we fall within the guidelines of the SEC, we are not allowed to advertise, so the only way that anyone finds out about us is by word of mouth.  Secondly, another stipulation by the SEC allows us to only have a limited number of participants in our program at any given time.  Therefore we are very selective about whom we approach as potential participants which leads to number three.  We are looking for the seasoned, savvy, knowledgeable investors who know that there is something out there beyond the stock market, mutual funds, options and real estate and they understand and appreciate what it is that we have to offer.

A.  We have very simple, straight forward programs that allows individuals to participate at a level that was heretofore available only to very wealthy individuals or well funded institutional investors.  We have several options that all offer double digit returns on monthly or up to five years or best effort contracts.

Q. What type of program are you talking about?

A.  They are known as PPTP’s, or Private Placement Trading Platforms (as they grow in popularity they are being referred to simply as Private Placements).  There are many types of PPTP’s out there.  Most are for a short term and for a specific purpose.  A company may decide to sell some of their debt equity in order to raise capital or offer a percentage of their company to private investors, again to raise capital.  Some are used specifically to raise large amounts of cash for charities.  They are growing in popularity because they allow for the raising of capital without the tedious, time consuming, drawn out procedure required by the SEC to do an IPO or stock offering.

Q.  Which type does CFSI employ and how do you make money?

A.  Ours is yet another type of Private Placement, that is multi-faceted and, unlike most of the others, it is ongoing.

Q.  How can you offer such great returns when no one else does?

A.  That is a great question.  I don’t know why banks, stocks and other forms of investments pay so little.  But you really should ask yourself some questions.  Why are there so many banks?  How can brokerage companies afford to advertise incessantly on television and cable?  There is an old joke that goes like this.  Do you know the difference between a bankster and a gangster?  The bankster wears cheaper suits!  Rest assured they are making a lot of money off of your money.

Q.  Is my investment guaranteed?

A.  By your question I know that you are a novice at investing.  Anyone who has bought as few as ten shares knows that you cannot mention investment and guarantee in the same sentence.  This goes for everyone, even the big boys like Merrill Lynch, JPMorgan, Scottrade and all the others.  Every time you make an investment you must acknowledge that you understand the inherent risks in investing, up to and including the loss of your entire investment.

Q.  Are you registered with the SEC?

A.  Due to the way that our company is structured and due also to the fact that we do not offer or sell any stocks or commodities or make any such offerings we have been advised by counsel and the SEC not to register with them.  It would mean mounds and mounds of unnecessary paperwork and regulations that would gain us nothing.  This, by the way, is primarily why Private Placements have become so popular.  Please visit our website and look under Private Placement Programs and Trade Programs on our home page, and check out the articles on Bloomberg.com that will explain this even further.

Q.  Do I have access to my investment?

A.  Think of it as a one year CD at your bank.  But, unlike the bank, we offer options that allow you to have either monthly, quarterly, semi-annual or annual payouts on your returns.  Your initial investment will be returned at the end of the contract year.

Q.  Do I have to take all of my money out at the end of the year?

A.  It is recommended that every contract be closed out at the end of the year, but there are situations, with prior approval and detailed documentation, where monies may be rolled over from one year to the next as if an new contract had been instituted with every annual anniversary.

Q.  How do I put my money in and how to I get it back?

A.  We accept either personal checks, or wire transfers.  No cash or untraceable form of currency will be accepted.  Payouts will be made either by wire transfer directly into your account or by check.

I’ve watched thousands come and go in this business in the past 10+ years (CFSI commenced business July 1, 1999). Please understand that I was the National Sales Manager with two now defunct multi-billion dollar mortgage companies and was President of a now defunct LA based direct lender. I am hired from time to time on a “C” level to run companies.

I work approximately 240 days a year on funding projects for clients, sometimes a little bit more. I work an honest 10-hour day M-F. In the summer and during the holiday season I work a five day week and for 40 weeks a year I work Saturdays from 8AM to 12 noon as I have for 32+ years. That’s about 2460 hours of pure time. Few work as hard as I do.

I publish these mini-newsletters weekly as I have for 10+ years. I write articles for our websites and blogs and for other publications. I speak at conferences in the Western USA. I do webinars twice a month. I’ve recorded dozens of videos and written many courses on alternative funding that Dale and I are posting for sale.

We have six large project funding sources four of which are presently open for new business. We have five business line of credit funding sources, four of which are open for business. We have one personal line of credit funding source. We have hundreds of merchant cash advance, asset based lenders, stock loan providers, leasing companies, hard money lenders, commercial lenders, asset monetizers, private investors, hedge funds, POF providers, and alternative funding sources.

I am both fee and commission based. There have been so many “Dreamers and Schemers” that the only way that I know to differentiate the Good, the Bad, and the Ugly is to charge a fully earned, non-refundable commitment consultation fee of 1%: $2,500 minimum: $25,000 maximum per project. A project is a street address for a real estate project or a name for a movie, product, or service that you need funded. The most that I charge for four or more projects, films, products or services is $100,000 for six months of “put my head down, roll up my sleeves” work.  The $25,000 or higher fee is credited back against the commission earned.

I’ve had people claim that they are not going to pay a fee. That’s fine. I have 2460 hours to work on funding. I invest half that time working on projects for committed paying clients and the other half making calls, returning calls,  reading and answering emails, researching and writing mini-newsletters and articles, reading and answering mail, doing continuing education for my credentials and license, studying trade journals and magazines, reading business books, working with my staff, paying bills, posting to our websites, networking with our funding sources, working with referral partners, and posting to social media and blogs. I also allow 200 hours a year for face-to-face meetings, email, and phone consulting www.joetufo.com/consulting as part of this block of time.

For the 1230 hours that I have available to fund projects, films, products, and services I expect to be compensated at our current rate. We do about 100 business line of credit applications a year  and they take about 200 hours of pure time anticipated (when there are problems like we’ve experience with BLOC E it can be a lot more time). This does not include time that the staff invests.

When it comes to business lines of credit if the applicant is qualified almost every one funds. If they are borderline very few fund. You need a minimum 730 FICO score to qualify for most of the business line of credit programs today. BLOC E requires a minimum 650 FICO score but there have been indeterminable delays with the product.

We have the capacity to do about 24 large projects a year and they take me personally about 40 hours each. This does not include time that the staff invests.

So far in 2009 four projects out of 22 have been accepted and are funding as I type this with Large Project Funding Source E, three more are slated for funding by year end and an eighth has been approved and is slated to fund anytime now with Large Project Funding Source C. That’s eight out of 23 or 35% success.

If you listen to my recordings you’ll hear me say that about 1/3 of what crosses my desk I can fund, 1/3 is D.O.A – Dead on Arrival and 1/3 is broken and needs to go through some form of remediation and that can take a few hours, a few days, a few weeks, a few months or one year or more. Remember that we move at the speed of the client.

Clients pay us 1.5% to as much as 6% in commission for our success fee. The only time that I received a fee approaching 6% was a client that ended up retaining me as president of his company. He also covered all my business expenses, bought me the Palm Treo that I use, and the MacBook that I’m typing this on. In addition he gave me 25% of the stock in the company.

I am not in the fee business and I’m not in the work for free business. We have solid, responsible, successful, funding providers. It’s taken 10+ years to establish these relationships. I have 32+ years experience in insureance, securities, and finance.

If you assemble a package and follow our system you stand a high chance of being funded. I cannot guarantee funding because that’s unlawful. I will work with every paying client for a period of six months. The service agreement is renewable and a new fee is earned.

No two deals are ever the same. There are different circumstances, financials, use of funds, tranching schedules, expertise, biographies, financial projections, exit strategies, terms, conditions, equity positions, and more. There are too many variables. Past performance is not an indication of what will fund in the future.

Is there a fit within a particular sector? Borrowers who get arrogant and dictate terms are not a fit for us. Unless I am confident I can close a deal I don’t want or expect a fee. I can’t get any professional to work for free. We reward indivduals for providing a service and they are rightfully entitled.

It’s important for each prospective client to examine each of our programs and put their questions in writing so that I can posit them to the funding source(s) on your behalf.

The Bank Instrument will guarantee the return of principal, one years worth of interest and any fees back to the lender.  Client’s Funding Source will determine the “type” of Bank Instrument, the amount of interest, and their requirements to proceed with the Client’s loan.

All Bank Instruments are Cash backed, CD’s or LC’s, SBLC or DPLC or BG’s all from top 25 World Banks.  NONE OF THESE INSTRUMENTS ARE LEASED OR BORROWED.

At the end of the loan term (one year and one day), the Funding Source receives the principal and interest payment from the issued Cash backed Bank Instrument (Collateral), which liquidates the loan.

We have access to over 400 funding sources. Many of these (claim) to fund films. However, very few actually do. (I’ve wasted a lot of time figuring this out.)

I do have at least one source I can rely on to fund films.

What they do is a financial instrument leverage program. They have a couple of alternatives, but each will require a down payment on your part.

For example, with as little as $150,000 in cash, we can generate $10M or more within 60 days.

You can even opt to forestall interest payments for the first 3-5 years, allowing the film to be completed and
profitable before you pay anything back.

Under this alternative, my source will also sometimes require an equity kicker (usually about 20% of the project).

He also has other programs that won’t require any payback on your part.

Notes From The Program Manager July 28, 2009:

They’ll need 1% cash down ($150K minimum down). Down payment is refundable if they don’t get funded. (No chance of not getting funded if they accept deposit.)

Client gives up 25% equity in the film, with buyout option available. Client pays back the loan at 5% interest,
amortized over 15 years, first payment starts in 13th month.

We have a self-liquidating option that can pay off the loan before the first payment is due.
