LIBOR + 1.50% WITH OPTION SWAP

Borrower will start at LIBOR PLUS 1.5% on Rate.

Term – Interest Only.

Can be extended to any length.

As LIBOR moves Rate will change to 1.5% over LIBOR for month.

Option to lock Rate with Interest Rate Swap – (Over The Counter) – (OTC) -Trade.

Borrower enters agreement and takes position now a Hedge, should Rates lower Borrower pays difference to Bank

Bank also Hedge for Borrower should Rates increase, Bank pays difference .to Borrower.

NOTE;

Transaction is in place for one reason and that is to lock in the rate and hedge against changes in the LIBOR

PRIVATE BANKING FOR SUPER JUMBO LOANS

Full Doc, Residential O/O and 2nd Homes with post closing reserves from $1.5 Million and to $20 Million plus.  30 year fixed, ARM’s and LIBOR plus available for this program, amortized for 30 years.

NOTE: For this product, borrowers are required to move assets and be a wealth management client.

Qualifications: 80- LTV or lower, DTI = 50% or lower, Credit not a factor.

Income: Must be full doc with 2 yrs Business or personal tax returns (we must see cash flow)

Reserves: Must have sufficient post closing reserves.

SUBMISSION PROCEDURES

To submit: Email a Narrative/Scenario – Details Of The Transaction in as much detail as possibleand send the attached CIS Form- Point File- Financials Credit Report and most recent Appraisal with the brokers to be paid and the fees.  Borrowers & Realtors-we will take application.  Mortgage Brokers, Loan Officers, Bankers-Need Full Fannie Mae Point File- Borrower Information- COMPLETE FILE-1003–EXPORT FM-NO PASSWORDS.

We issue disclosures, and package the loan.

Note: From this point our staff has the dialog with the borrower to closing.
